Common questions
What size real estate deals do you handle?
We work with deals ranging from $500K to $25M+. Our sweet spot is $1M-$10M transactions where our hands-on approach and lender relationships provide the most value. For larger institutional deals, we partner with specialized capital markets teams.
How long does the financing process typically take?
Timeline varies by loan type: conventional financing typically closes in 45-60 days, SBA loans in 60-90 days, and bridge/hard money in 2-4 weeks. Our preparation work and lender relationships often shave 1-2 weeks off standard timelines.
What lenders and capital sources do you work with?
We maintain active relationships with 200+ capital sources including national banks, regional/community banks, credit unions, life companies, CMBS lenders, debt funds, SBA preferred lenders, and private equity partners.
How do you get paid for your services?
We typically work on a success-fee basis, earning a percentage of capital placed at closing. For retainer engagements, we charge a modest monthly fee credited against transaction fees. This aligns our interests with yours.
Do you invest your own capital in deals?
Occasionally, yes. When we find compelling opportunities and have alignment with strong operators, we may co-invest alongside clients. This is never a requirement and is disclosed upfront when applicable.
Can you help with distressed properties or special situations?
Absolutely. We have experience with workouts, loan modifications, note purchases, and repositioning distressed assets. Our relationships with special servicers and opportunistic capital sources are particularly valuable in these situations.
Prepare for a financing conversation with a clear business case
Understand the scope before choosing the support.
Before timing becomes the constraint
Upcoming maturities, lease changes and capital needs should be considered together. We help owners organize the business questions and information relevant to capital decisions, including what is supported today and what depends on future assumptions.
Define the support you need
The scope may include capital readiness, review of financing options and coordination around the agreed priorities. Any lender makes its own underwriting and approval decisions. An advisory engagement does not guarantee a commitment, valuation or particular terms.

Decisions in practice.
Focused reading for owners and founders.
Start with your situation.
Advisory is a standalone engagement. If an acquisition becomes relevant, we discuss it separately.
